7. Recommendation
Genuine listing with a cooperative landlord and the certificate in his name. The villa is in good overall condition. I would rent it if the damp in bedroom 2 is properly fixed before moving in, and I would negotiate 5–10% off the asking price for the road noise. Worth a second visit at night if the noise matters to you.
